Orlando Permit is the local project website of Witty Finch Engineering. We're a licensed and insured engineering firm working directly with homeowners, contractors and business owners in Orlando and Greater Orlando.

Engineering prepared in-house

Our in-house licensed Florida professional engineer (PE) prepares, signs and seals the engineering plans. You speak directly with us about the drawings, existing conditions and questions from your contractor.

Residential plans signed and sealed

Most residential permit plans are prepared, signed and sealed in-house by our licensed PE. We develop the layout, structural details and other drawings needed for the agreed scope. If a home project needs an architectural seal, we bring in our licensed Orlando architect collaborator.

A local architect for commercial work

We work with a licensed Orlando architect for commercial projects and any scope requiring an architectural seal. Our in-house PE prepares and seals the engineering plans.

Homes, tenant spaces and existing buildings

Our work runs from documenting the existing building and developing the first layout to preparing permit drawings, responding to review comments and providing agreed construction documentation. We coordinate structural, MEP, site and life safety information around the building and proposed use.

Residential plans

New homes, additions, conversions and remodels, with framing, foundations, wall openings and the connections to the existing building.

Commercial interiors

Tenant improvements, renovations and changes of use, with coordinated layouts, structural details, MEP, accessibility and life safety drawings.

Permit and construction support

Review responses, revised plans, engineering letters, construction observations and foundation inspection and compliance documentation.

Homes in Greater Orlando

Our residential design experience includes a duplex in Orlando and a lake house in Kissimmee. Other work includes residential site plans, deck alterations and concrete stair details, along with additions, conversions and repairs.

For commercial interiors in Orlando, our experience includes floor plans, elevations, structural details, life safety, mechanical and electrical sheets, and revisions for permit review. We work with a licensed Orlando architect for the architectural scope.

Work from the records and the building

We have experience with Orange County Fast Track, including permit plans and responses to review comments.

We respond to city and county review comments, revise plans and coordinate the supporting calculations and product information for our scope. Our field work includes construction observations and signed engineering letters, inspection and foundation compliance statements based on the conditions we can verify.

Start with the address and the work you have in mind

Send photos, sketches, a survey or prior plans if you have them. For an open permit, include the full comments or inspection notice. We review the file and provide a proposal identifying our documents, any architectural involvement, fee and expected schedule. Review responses and construction support are defined in the agreed scope.

A single beam detail or engineering letter is welcome, as is a complete residential or commercial plan set. The reviewing department controls approval and required inspections.

Orlando is our main service area, with routine field visits in Orlando and Orange County. We also support projects in surrounding Greater Orlando communities and confirm visit arrangements elsewhere before agreeing to the field scope.
