How do I get plans for an Orlando building permit?
Send the property address and describe the work or permit issue. Mention any photos, prior plans, survey, comments or inspection reports. Our in-house PE reviews the residential or engineering scope, and we identify any architectural work to be handled by our licensed Orlando architect collaborator.
Are you a local licensed and insured firm?
Yes. Witty Finch Engineering is a local, licensed and insured engineering firm with an in-house Florida PE. Most residential plans are prepared and sealed in-house. We work with a licensed Orlando architect for commercial projects and any work requiring an architectural seal.
Where do you work?
Orlando comes first, with project support throughout Greater Orlando. We work with owners in Winter Park, Maitland, Winter Garden, Ocoee, Apopka and surrounding communities, including Seminole and Osceola County.
Can you visit my property?
Routine visits are available in Orlando and Orange County. For surrounding counties, we review the records and confirm whether a visit is needed and can be arranged before agreeing to the scope.
Can you work from drawings I already have?
Yes. We review available sketches, plans and calculations, then identify what can be used, what needs verification and any replacement drawings required for work we take responsibility for.
Do I need an architect or a PE for residential plans?
For most residential work, our licensed PE prepares the permit plans and signs and seals them in-house. That scope can include the layout, structural design, MEP and site documents. For commercial projects, or residential work requiring an architectural seal, we work with a licensed Orlando architect. We agree the documents and responsibility for each part of the project before starting.
Can you help with a correction or code notice?
Send the complete notice and current records. We review the items, identify the documents needed and explain any information or work required from your contractor or another professional.
Do you guarantee permit approval?
The reviewing department controls approval. We prepare the agreed documents and respond to comments within our scope; changes, repairs or additional information may be required.
How much does an architect or engineer cost in Orlando?
We review the project information and provide a proposal identifying our deliverables, fee and expected schedule before work begins. Jurisdiction and association review schedules are separate.
