Plans for your home, prepared by our PE

Discuss your project

Adding a bedroom, remodeling your kitchen or planning a new home? Our in-house licensed PE develops the residential permit plans and signs and seals most of this work in-house. We coordinate the layout with the roof, framing, foundations and utilities.

Changes to your home

  • New single-family homes and duplexes
  • Room additions and expanded living space
  • Garage conversions and interior remodels
  • Screen rooms, porches and carports
  • Wall openings and changes to the floor plan

Drawings for the work

  • Existing and proposed layouts
  • Foundation, framing and connection details
  • MEP changes within the agreed scope
  • Site and drainage information where needed

Show how the addition connects

We review the existing roof, floor levels and supporting structure before developing the new work. Prior alterations matter too. Photos, permit records and earlier drawings help us distinguish the original house from later additions.

Orlando and nearby communities

We prepare residential plans for Orlando homes and projects in Winter Garden, Ocoee, Windermere and Apopka. Routine site visits are available in Orlando and Orange County when existing conditions need to be documented in person.

Before we start

Do I need a survey?

Additions that change the footprint or drainage usually need one. We review your scope and any existing survey, then explain what information is needed.

Can you help if the room is already built?

Send photos and any permit records or notices. We review the completed work and identify the after-the-fact documentation needed. Access, repairs or changes may be required.

Do I need an architect for my home plans?

We prepare and sign and seal most residential permit plans in-house through our licensed PE. If your project includes work requiring an architectural seal, we work with a licensed Orlando architect and identify that scope before starting.

Tell us about the property

Send the address, photos of the existing house and a sketch or description of the proposed changes. Include any HOA requirements or building department comments.
